Home Maintenance Tips to Prevent Claims

(1) Check your roof (or have it checked) periodically.  Look for missing/damaged/curled shingles and standing water.
(2) Clean your gutters often.  Clogged gutters prevent proper drainage and may cause water to stand on the roof.
(3) Change your smoke detector batteries twice a year.  A good rule of thumb is to change them when you change your clocks forward and back for daylight savings time.  If you have a carbon monoxide detector or a home alarm system, change those batteries, too.
(4) Change your air conditioner filter every month.  If you can tie it in with something else that you do monthly (making a bill payment, for example), it may be easier to remember.  A dirty a/c filter can lead to a/c malfunction.
(5) Check your plumbing system for leaks.  This includes the faucets as well as the pipes under the sink.  Even a small leak can indicate a larger problem.  Check around your toilets as well.  You can also put food coloring into the toilet tank to check for leaks from the tank into the bowl.  If the toilet water becomes colored, you know you have a problem.  Lastly, if you’re going out of town, turn your water off at the main shutoff valve.
(6) Check you window and door locks often.  Thieves look for lousy locks, and this quick check might well save you a lot of money and heartache.  Exterior motion lighting also deters thieves.
