Insurance Event vs. Wear and Tear

Your Homeowners Insurance policy is NOT a home warranty.  It is designed to protect your home against specific events, not to protect against normal wear and tear.  As a homeowner, you are responsible for maintaining your home to minimum standards by repairing or replacing items as needed.  This includes the roof, HVAC system, plumbing, electrical and appliances.  If something beyond your control happens to your home, this is where your insurance policy will apply.  If your roof is old and it leaks, causing water damage to your home, your insurance company will not pay for that.  On the other hand, if your roof is in decent shape, and some event causes damage to it (wind, lightning, falling object, etc), it will be covered.  Please let us know if you have any questions about this.
